River access is less than 100 yards away to enjoy, so after you take part in all the water activities, shopping, nightlife, and music that NBTX & Gruene offers, come home to all brand new top-end appliances, beds, and a comfy house to rest away the sun and fun.

We are thrilled to announce the newest addition to our property – a luxurious, brand-new hot tub! Soak away the day's cares under the Texas stars, adding an extra layer of relaxation to your stay.

Also, our property has been updated for accessibility; a portable wheelchair ramp is now conveniently stored in the hall closet.

The space
Living room: Comfy sitting areas and a nice (non-working)fireplace with a Large Roku Smart TV above it.

Kitchen: Brand new top end KitchenAid stainless appliances in the kitchen and seating for 6+ at the big solid wood kitchen table. Dish soap, hand soap, & a complementary fully stocked coffee bar is included!

Master Bedroom: Single King bed, USB outlets for charging devices, Roku Smart TV, private bathroom with dual vanity sinks & beautiful walk in shower. Huge walk in closet too!

Green Room: (aka Guest bedroom 1) dual Full Beds, Roku Smart TV, Mirror near outlet, nightstand with USB ports, lamp, & closet.

Orange Room: (aka Guest Room 2) single Queen Bed, lamps with USB ports built-in, large mirror near an outlet, Roku Smart TV, & closet.

Game/Garage Room: Separate detached sleeping is great for an additional couple/family or the older kids to have their own space! This area features a Full-over-Queen bunk bed, private keypad deadbolt entry (same code will apply to both buildings), sprawling floor space, large Roku Smart TV, private bath with walk-in shower, closet, & LOTS of boards games!

Bathrooms: All bathrooms are fully equipped with assorted towel sizes, makeup remover towels, hand soap, shampoo, conditioner, body wash, lotion, & hair dryers.

Laundry Room: Brand new GE washer/dryer is on site for your needs and includes laundry detergent.

Hall closet has, broom/dust pan, iron and ironing board, a pack-n-play, & grey "Turkish" towels for your use at the river/Schlitterbahn.

Backyard: Check out our backyard! It's got a new 6-foot fence for privacy, a grill ready for BBQs, a fire pit for chill nights, and plenty of seats for hanging out around the table. Rest away the sun and fun or warm up with some wine in the brand new 5 person hot tub, complete with a waterfall and ambient lighting. It's the perfect spot to relax after a sunny day or to just kick back with some wine and good vibes in the evening.

Wi-Fi is included.

Kayaks, tubes, fishing, and snorkeling gear can be rented for a small fee.

Booking Restrictions/Notices
*The primary renter must be at least 25 years old.
*No parties or events exceeding the maximum guest limit will be allowed without prior approval. Gatherings are restricted to a maximum of 12 registered guests.
*No glass in our around the hot tub.
*Fireworks of any kind are strictly prohibited.
*Commercial photography is prohibited without prior consent.
*Street parking is permitted only with a valid permit from May to September at a cost of $5 per vehicle per day. No permit is necessary between October and April.
*The maximum occupancy for the property is 12 guests.
*Pets (limited to 2 dogs) are permitted with an extra fee and deposit.
*Smoking indoors is strictly prohibited.
*No open flames, such as candles, are permitted on the premises.
*Quiet hours start at 10:00 P.M. Guests who disregard quiet hours may be fined or requested to depart.
*Individuals under the age of 21 must be accompanied by a parent or adult guardian. "Accompanied" refers to a responsible adult who stays on the premises with the underage guests.

Rates & Availability

Cancellation Policy: Ninety percent (90.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
